Specialty Leasing Glossary
Definitions of specialty leasing and short-term retail terminology. Everything you need to understand temporary retail spaces in shopping centers across the US.
Specialty Leasing
Also known as: Short-term Retail Leasing, Temporary Leasing
Commercial retail space rented for short periods—one day to 12 months—typically in shopping malls and retail centers. Unlike traditional retail leases that lock you in for 5-10 years, specialty leases offer flexibility for seasonal businesses, product testing, brand activations, and pop-up concepts.
Kiosk
Also known as: Mall Kiosk, Retail Kiosk
A semi-permanent retail structure—typically 100-200 square feet—located in mall common areas. Kiosks are fixed retail stations with display counters, storage, electrical connections. Common for jewelry, phone accessories, specialty food.
Cart
Also known as: Mall Cart, Mobile Retail Unit, RMU
A mobile retail unit—typically 40-80 square feet—that can be moved within a shopping center. Also called Retail Merchandising Units (RMUs). Smaller than kiosks. Ideal for high-margin products like accessories, jewelry, or seasonal items.
Pop-up Shop
Also known as: Pop-up Store, Temporary Storefront
A temporary storefront—200-2000 square feet—with full walls, doors, and traditional store features. Pop-up shops occupy inline retail spaces for short durations, typically a few weeks to several months. Perfect for brand activations, seasonal retail, market testing.
Inline Space
Also known as: Storefront Space, Traditional Retail Space
Traditional storefront retail space within a shopping center, located along the main corridors between anchor stores. When leased short-term (under 12 months), inline spaces become specialty leasing opportunities—ideal for pop-ups and seasonal retail.
Common Area
Also known as: Mall Common Area, Public Concourse
The shared public spaces in a shopping center—corridors, walkways, food courts, atriums. Kiosks and carts are typically located in common areas where they benefit from high foot traffic without occupying traditional storefront space.
Seasonal Retail
Also known as: Holiday Retail, Seasonal Leasing
Short-term retail opportunities tied to specific seasons or holidays. Common examples: holiday gift kiosks (November-December), summer merchandise (June-August), back-to-school vendors (July-September). Seasonal retail is a major component of specialty leasing.
Brand Activation
Also known as: Brand Experience, Experiential Retail
A temporary retail experience designed to create brand awareness and customer engagement—not just sales. Brands use specialty leasing spaces for product launches, experiential marketing, and direct customer interaction in high-traffic shopping centers.
